How many doors do you have?

Right now I have 4 doors

What got you into real estate investing?

My best friend’s mother was going to sell her house & move closer to my friend in Florida. My wife & I bought her house in July 2021.

What market do you operate in?

Maryville, TN

How would you describe your portfolio?

I have 2 single families & 1 duplex.

What are you currently buying?

Anything that cash flows. I believe I live in a market where both appreciation & cash flow are possible. I’ll be looking at a potential BRRR deal tomorrow. I would love a cabin that would get me into the STR market.

Tell us about your biggest win in real estate?

On our first house highlighted above, the tenants paid the entire year’s worth of rent up front. I was hooked! This allowed us to have the cash to scale to 4 doors.

Outside of real estate what else do you invest in?

Stock Market through my employer’s 401k, and my wife and I max out our Roth IRA’s every year as well.

Books people should read before investing

Bible. All the real estate information is available via podcasts. I didn’t read my first real estate book until after I had 4 doors when I started with “Rich Dad, Poor Dad,” and isn’t cliche, it’s actually that good. I had a tenant last week pay their 6 month lease up front. My first thought, “I need more assets!”

What advice would you give to a new investor?

1. Find a mentor. All my success can be credited to my brother in law & close friend who are REI’s. I was able to follow their leadership & ask them questions

2. Change your mindset from a W-2 employee to an investor. More details in “Cashflow Quadrant.”

3. Your money is made going into the deal. Buy the asset right.
