What got you into real estate investing?

Joined an investment group looking for information on combining infinite banking and other forms of investments.

What market(s) do you operate in?

Memphis, TN & St Louis, MO

How would you describe your portfolio?

Single family rentals, buy and hold for the long term. All are 3 bed, 2 bath and in working class neighborhoods. All range of C+ to B class neighborhoods. I invest in out-of-state properties through turnkey real estate companies.

What are you currently buying?

Sweet spot is 3 bed, 2 bath in B class neighborhoods. Looking to expand into Alabama in 2023.

Tell us about your biggest mistake in real estate?

Not doing my due diligence for a property manager I worked with.

Tell us about your biggest win in real estate?

By far it’s been my first property, purchased in 2019. Even after 2022, it’s still appreciated 60% since purchase. Steady tenant there as well.

Outside of real estate what else do you invest in?

I’m pretty much all in on real estate at this point. I keep my cash reserves in a cash value life insurance policy. Other than that, slowly buying gold and silver.

Books people should read before investing

Best recommendation has nothing to do with real estate, but everything to do with investing, “What I learned losing a million dollars” by Brendan Moyniham & Jim Paul. 2nd recommendation would be “Tax Free Wealth” by Tom Wheelwright. 3rd is “Antifragile” by Nassim Taleb.

What advice would you give to a new investor?

The first rental will be the hardest, it’s natural. When you are ready to make the leap, do you do diligence, make sure you have reserves and then just do it. A few years from now you’ll be glad you did.
