Meet Chris Powers Jr. of Fort Capital

Good Mornin,

If you’re anything like me – you got into real estate to build a massive portfolio. As Grant Cardone so eloquently put it ‘indestructible wealth’.

This week I have the pleasure of introducing you to an investor who is at that level. The level we all aspire to reach one day.

Where you’ve out grown single family rentals in favor of massive commercial deals.

Where you have the time to launch a podcast, private equity firm, and Twitter profile (while being successful at all three).

Without future adu, please meet Chris Powers Jr. of Fort Capital

What is the size of your portfolio?

“5M+ square feet of commercial – primarily Class B Industrial/Flex/Office”

(5M square feet is nearly 87 footballs fields by the way)

What got you into real estate investing?

“I bought my first rental property at 17. I was inspired by a guy on campus that had won awards for buying rentals in college and he taught me how to do it with zero down. (This was in 2005, so things were different). Lesson learned: take advantage of the opportunities in front of you.”

What market(s) do you operate in?

“DFW, Houston, San Antonio, El Paso, Memphis, Orlando, Tampa”

How would you describe your portfolio?

Primarily Class B Industrial/Flex/Office

Tell us about your biggest mistake in real estate?

“Not focusing on one asset type from the beginning. We were an inch deep and a mile wide -focused on all different types of assets. As soon as we picked 1 and gave it all we had, the game changed and we grew rather quickly.”

Tell us about your biggest win in real estate?

“Deciding to go all in on Class B Industrial in 2016. We bet the companies future on it and it paid off.”

Outside of real estate what else do you invest in?

“All kinds of things. I’m more focused on the who after deciding on what. Oil & gas, venture, crypto. In all of these, I do my best to pick an amazing manager.”

Books people should read before investing

“The Bible

Poor Charlie’s Almanack”

What advice would you give to a new investor?

“Understand the track record of whomever you’re investing in. This goes for private and public investment opportunities.”

Enough business

I would be remiss if I didn’t mention the horrible situation going on in Ukraine. You can hardly go 5 minutes online without being reminded of the horror going on halfway around the world.

Wanted to take a moment for us all to remember how lucky we are. To live in a free country. Sometimes it can be easy to take our situation for granted.

No brilliant metaphors tying in Princess below – just a count your blessings type moment.

See you next week
